It’s very lovely. The staff are great. Our room was huge, had everything we needed. The decor is very eclectic. It was a bit loud for me, but it’s fun. The street itself is very quiet, but it’s a less than 10 minute walk to restaurants, a small market, etc. It was chilly when we were there, so we didn’t get to enjoy the garden, but it’s a really nice space.
The stairs are a lot, so if you have mobility issues, you need to check with them first. Also, it’s an old (but well maintained) house, so have appropriate expectations. The cleaning staff was really loud in the hallway in the morning. I also didn’t see evidence of them ever refreshing our room in the three days we were there. I assume if I asked for it though it would have been done. They were very accommodating. It is a great alternative to corporate hotels.

Very friendly staff. Beautiful building and exceptionally comfy bed after exploring the city. Great location as only 5 mins from bars and restaurants. Near Playhouse.

A remarkable hidden gem
Location
Tucked just a short walk away from the hustle and bustle of the city, the hotel is ideally placed for those who want peace and quiet without having to head for the outskirts.
Room
The rooms are decorated with solid and well-maintained furniture, as well as some lovely works of art (the hotel doubles as an art gallery). We noticed very little noise from other rooms. Our room had a roll-top bath, and a ton of space for moving around, as well as a lovely view out to the Firth of Forth.
According to my spouse, the only thing missing was a shoe horn.
Service
The staff were absolutely magnificent. We were greeted warmly by everyone, and it seemed that no (reasonable) ask was too much. Whether manning the desk or the bar, the staff were happy to chat, share their knowledge of the city, and joyfully critique my taste in whiskies.
Value
This is not a budget hotel. You get what you pay for. That said, it was well worth what we paid.
Overall
The hotel has no gym, but we got plenty of cardio walking to the hotel and up its long staircases.
This hotel is a boutique spot, perfect for those who want a break from the generic mass market approach while discovering Edinburgh and its surrounds.

I loved the large room with a couch and sitting area. But especially, we really liked Johnathan and the way he took good care of us while at the hotel. Everything from recommendations on dinner to the whisky in the hotel whisky bar. He made everything even that much better. I highly recommend 24 Royal Terrace!

Great location on top of a very nice condition. Owner and staff were very friendly. Breakfast was delicious but pricy.

We were obsessed with this hotel. It was so pretty and eclectic inside, great art and decor in the rooms. Staff was so nice and the breakfast was to die for. We did a very impromptu whisky tasting and learned a lot- it was better than the whisky tour we did earlier in the week. We were sad to go and can’t wait to visit again!
